You need tile installed in Escondido and you want it done once, not redone in two years when the grout cracks and the shower starts leaking behind the wall. Here is how we approach it: we flatten and stiffen the substrate before anything else, back-butter every tile with modified thinset, set large-format with leveling clips so the field lands flush, and waterproof every wet area with a tested membrane before the first tile goes up. Big Head Flooring is a licensed CSLB contractor with a 5.0 rating across 33 verified reviews, and you get the specs and scope in writing before you sign. Installed right the first time, guaranteed.
What A Good Escondido Tile Job Actually Takes
A tile floor or shower is only as good as what is under and behind it. In older Escondido homes off Grand Avenue and around Washington Park, those 1940s-60s houses sit on pier-and-beam with a tongue-and-groove subfloor that flexes over the crawl space, and flex is what cracks large-format tile. We flatten and stiffen the substrate first, back-butter every tile with modified thinset for full coverage, set 12x24 and larger with a leveling clip system to eliminate lippage, waterproof wet areas with a Schluter Kerdi or Laticrete Hydro Ban membrane, and use epoxy grout in showers. Every shower pan is flood-tested for 24 hours before tile.
Tile Installation Services in Escondido, CA
We install floor tile, shower and tub surrounds, backsplashes, and entry work throughout Escondido, from the pier-and-beam bungalows near Washington Park to the split-level hillside homes off Valley Parkway and up toward the Lake Wohlford corridor. In those older houses the tongue-and-groove subfloor over a crawl space flexes, and flex is what cracks tile and grout, so the first thing we do is assess deflection and flatten the substrate. On newer slab-on-grade homes we confirm the manufacturer-required 3/16" over 10' flatness and pour self-leveling underlayment where the slab dips.
After decades of construction and flooring work across North San Diego County, we have pulled up plenty of failed tile set straight onto an unprepared subfloor. It always tells the same story: hollow bond, no uncoupling, and a floor that moved. See our complete tile installation process and waterproofing specs for the full technical rundown.
Large-Format Tile Installation in Escondido
Large-format porcelain (12x24 and up) is the look most Escondido homeowners want, and it is the least forgiving tile to set. Big tiles bridge low spots and the wider the tile, the more a fraction of lippage shows. Here is exactly what we do to get a flat, tight large-format field:
- Flatten the substrate inside the manufacturer's flatness tolerance first
- Full back-butter with modified thinset for complete coverage
- Leveling clip system to hold adjacent edges flush while thinset cures
- Uncoupling membrane where the floor moves, to isolate tile from substrate cracking

Our Escondido Tile Install Process
We are a licensed CSLB contractor, licensed and insured, and we pull permits through the San Diego County and City of Escondido building departments where the scope requires it. Every job runs the same three phases, in this order, no exceptions.
Substrate Assessment & Flattening
We check deflection and flatness first. On pier-and-beam homes we add stiffening and, where needed, cement backer board or an uncoupling membrane over the tongue-and-groove subfloor. On slab we confirm 3/16" over 10' flatness and fill low spots with self-leveling underlayment.
Waterproofing & Layout
In showers and tub surrounds we install a Schluter Kerdi or Laticrete Hydro Ban membrane and build the pan to slope. We dry-lay the field so cuts land in the least visible places, then flood-test the pan for 24 hours before setting anything.
Set, Level & Grout
Full back-butter with modified thinset, leveling clips on large-format, consistent grout joints throughout. Wet zones get epoxy grout, dry floors get a quality cement grout sealed after cure.

When Tile Is The Wrong Call
Do not put us on your calendar to tile a bathroom floor if you have one or two cracked tiles and a sound substrate underneath. That is a spot repair, not a tear-out. Tile is also the wrong choice over a subfloor that is actively moving and cannot be stiffened, or a pier-and-beam floor with rot or an undersized joist span. Set tile over a floor that flexes and it will crack. In that case the framing has to be addressed first, and if it cannot be, a resilient floor like vinyl plank rides out the movement where tile never will.
Escondido Tile Installation FAQ
Do you need to level a subfloor before tile?
Yes, and in Escondido's older pier-and-beam homes it is the most important step. Tile is rigid and does not tolerate movement or dips. On a wood subfloor we stiffen the framing and add backer board or an uncoupling membrane. On slab we confirm 3/16" over 10' flatness and pour self-leveling underlayment in low spots. Skipping this is the most common reason a tile floor cracks or sounds hollow within a year.
How long does a shower pan flood test take?
A full 24 hours. We plug the drain, fill the finished pan with water, mark the level, and leave it overnight. If the water line holds after 24 hours the pan is watertight and we tile over it. If it drops, we find and fix the leak while the walls are still open. We never close a wall or set tile over a shower pan that has not passed a 24-hour flood test.
Epoxy grout vs cement grout in wet areas: which is better?
In wet areas like showers, epoxy grout wins. Cement grout is porous, so it absorbs water, stains, and grows mildew in the joints over time. Epoxy grout is non-porous, resists staining and water, and holds its color. On dry floors a quality cement grout, sealed after cure, is perfectly fine.
