1. Moisture test. We run ASTM F1869 calcium chloride and F2170 in-situ relative humidity probes on every slab. Temecula's expansive clay and 15-to-60-percent seasonal humidity swings mean readings vary more than most inland markets, so we never assume a slab is dry.
2. Flatness check and crack fill. We check the slab against the 3/16-inch over 10-foot flatness threshold that manufacturer warranties require. Cracks get flexible polyurea filler, not rigid epoxy that fails again in six months, and low spots get self-leveling underlayment rated to 1/2-inch depth.
3. Barrier and underlayment. Elevated moisture readings get a two-part epoxy barrier before anything goes down. Standard installs get a 6-mil poly moisture barrier and 1.5mm cork underlayment.
4. Install to spec. We set LVP, tile, and engineered hardwood to manufacturer specification so the material warranty stays intact alongside our labor warranty.
